OUR POLICIES

​

RESERVATIONS

No deposit is required, but a valid credit card is required to confirm your reservation. Guests agree to all the following terms & conditions set out below. All guests agree to respect the privacy and peace of all other guests, neighbours and the owners at all times. Guest must be at least 21 years of age to book. Guests agree to abide by the Niagara-on-the-Lake By-Laws & Renter's Code of Conduct.

PAYMENT & SPECIAL DISCOUNT

We accept major credit cards. Please also consider payment by cash (CAD/USD), or e-transfer (credit cards have high processing fees). We offer a 5% discount for guests who would like to pay by cash or e-transfer. If you would like to apply the discount to your reservation, please let us know prior to arrival.

CANCELLATIONS & CHANGES

As we are a boutique bed & breakfast, cancellations and changes greatly affect our business. When we reserve a suite for you, we turn away all other inquiries as we have agreed to hold the dates for you - our calendar is built around our guests. We understand that travel can be unpredictable and plans sometimes change, and for this reason we recommend travel insurance for your protection.

  • 21 days notice prior to arrival date will not be subject to penalty​​

  • 28 days notice prior to arrival date for stays 6 nights or longer, and group bookings (two or more rooms)

 

The full balance, 100% of the original reservation will be charged for cancellations, reschedules or change within the required notice period.

  • Late arrival or early departure (resulting in a shorter stay) - no refunds or credits

  • No shows - charged the full amount of the booking to the card on file​

​

​The policy holds no matter the reason (except restrictions by any level of government affecting our ability to be open).​ As a small business, we have to strictly enforce this policy, thank you for understanding.

​

OUR RIGHT TO CANCEL

We reserve the right to cancel bookings without compensation, refund or reimbursement if any terms or policies are breached. We may also cancel your reservation if an event beyond our control (including personal circumstances) means that we are unable to keep your reservation. We will contact you as soon as possible to let you know, but will always do our best to minimize disruptions.

CHECK-IN & CHECK-OUT

Check-in is between 3:00PM and 5:00PM. Arrivals after 5:00PM is by appointment. Late arrival is a challenge as we risk disturbing other guests when we check people in after 9PM. Earlier check-in is possible, but not guaranteed. Check-out time is 11:00AM.

CHILDREN

Greenview Manor is tailored for adults, children under the age of 13 are not permitted to stay at Greenview. Guests arriving with children under the age of 13 will have their booking cancelled and no refund will be issued.

​

WEDDINGS, PARTIES, PHOTOGRAPHY

Greenview Manor is strictly for sleeping accommodations; our property does not host the following:

​

  • We do not provide space for weddings, wedding preparations (no visits by makeup artists, hairstylists), receptions, photo sessions, business meetings or parties of any nature

  • No bachelorette, bachelor parties or parties of any kind allowed​​

​

​Greenview Manor has the right to cancel any reservations that does not align to this policy.

​

NON-REGISTERED GUESTS

For the safety and security of our guests, people who are not registered as guests are not permitted on the property and in the B&B.  Exceptions can be made with advance notice and approval.  This is a private home, thank you for understanding.

​

SMOKING & VAPING

Greenview Manor is a 100% no smoking, no vaping property. Smoking (of any kind) and vaping are not permitted anywhere in the suites.  Should it be determined that smoking or vaping has taken place, the remainder of the reservation will be cancelled with no refund and a charge of $500 plus the calculated costs of room rate and labour to clean before we can offer the room to guests will be added.

CANDLES, STRONG SCENTS & PERFUMES

Guests are prohibited from lighting candles or any open flames in guests rooms or on the property - no exceptions. A $500 fee will be charged to your card. Do not use products that will leave a strong lingering scent in the guest rooms (e.g. incense, oils, diffusers, sprays). Please consider the comfort of others and refrain from using strong perfumes and colognes. A charge of $500 plus calculated costs of room rate and labour to remove the odour before we can offer the room to guests will be added.

COOKING IN THE SUITES

This is a B&B, there is no access to kitchen facilities. Do not bring any cooking equipment (ie slow-cooker, fondue sets etc...). Cooking in the suite is strictly prohibited. Not only is it dangerous, but leaves unpleasant odours in the room and throughout the property. Please be considerate of our property and other guests. A charge of $500 plus calculated costs of room rate and labour to remove the odour before we can offer the room to guests will be added.

ACCESSIBILITY

Our historical property was built as a private residence in the late 1800's. While we have converted our private home to contain a B&B, unfortunately our property and guest suites do not have appropriate access for persons in wheelchairs.  

​

​PETS

We are a private property with only 3 suites. Unlike hotels, we do not have suites that are designated as pet-friendly. To accommodate our guests (and ourselves) who have allergies, Greenview does not accept animals of any kind. The property and guest rooms are not provisioned to accommodate pets. Guests arriving with pets will have their booking cancelled and no refund will be issued.

HOUSEKEEPING

We work very hard to keep the property and the suites well maintained and clean. Guest suites are cleaned and sanitized after each stay. For multiple night stays, rooms are refreshed daily in the mornings and bedsheets are changed every 2-3 days depending on length of stay.

DAMAGE POLICY

We ask that you respect our home during your stay. The guest is liable for any damage howsoever caused to the allocated suites(s) or to Greenview Manor premises or property caused by you or any persons in your party (whether or not staying at Greenview Manor) during your stay. Greenview Manor reserves the right to retain your credit card and/or debit card details and charge or debit such amounts as it shall in its sole discretion deem fit on the said card(s) to compensate or make good the loss, damage, costs or expenses incurred.  Extraordinary cleaning of stains on carpets, towels, damaged sheets/bedding, pillow cases, robes and duvet covers will be charged for.  Should we not be able to remove stains left behind, we reserve the right to charge for replacement of the article damaged.

WAIVER AND RELEASE OF LIABILITY

a) The guest(s) agree(s) that the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest(s). By accepting reservations, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Owner recommends that Guests obtain and carry insurance to protect personal property. Please read and understand our policies before arrival.  Check-in at Greenview constitutes acceptance of these policies.

b) In order to participate in all trips and activities with Greenview Manor, you hereby agree that you will not make a claim against Greenview Manor, and give up the right to sue for any injuries or damages howsoever caused. You acknowledge that the activities arranged by Greenview Manor involve inherent risks and dangers that may cause serious injury and possible death to participants.

You agree that you fully understand the risks and dangers associated with the participation of your group in the activities arranged by Greenview Manor and ALL members of your group accept them at their own risk. You also agree that this liability declaration limits the liability of the company (Greenview Manor) and to the same extent limits all agents and employees of Greenview Manor even though they are not formal parties to this agreement.

FREQUENTLY ASKED QUESTIONS (FAQ's)

Q:  Where is Greenview Manor located, how far is the B&B from the main street of historic Niagara-on-the-Lake?

A:   We are located in Old Town, 2 blocks (200 metres) from the main street, around the corner from Lake Ontario and an easy walk to restaurants, Shaw theatres, shops, art galleries and major attractions. The address is:  116 Simcoe Street, NOTL.

Q:  Is a deposit required to confirm my reservation?

A:  No, we do not take a deposit when you book but a valid credit card is required - please note our cancellation policy.

​

Q:  Do you have a policy for minimum nights?

A:   We have a 2 night minimum, but the reservation system will automatically override 2 night minimums if 1 night is available. Depending on availability we can be flexible with minimum stays, please contact us directly (call or email) and we will do our best to accommodate you. 

​

Q:  I can't find the dates I'm looking for, what should I do?

A:   Please call or email us directly if your dates are not available, we will do our best to accommodate you. Our calendar often changes, we would be happy to keep in touch should dates open up.

Q:  Why should I book directly with Greenview Manor?

A:   By booking directly with us (online, phone or email), we can help to personalize your visit, offer greater flexibility with modifications, and accommodate special requests.  

​

Q:  Can you accommodate dietary preferences for breakfast?

A:   Yes, the Niagara-on-the-Lake Golf Club Restaurant offers a variety of breakfast menu selections catering to all dietary needs.  Between January - March a breakfast cart is offered to our guests; we are happy to accommodate with advance notice.

​

Q:  Can I cook in the suites?

A:   No, absolutely not. Please do not bring any cooking equipment (ie crockpots, fondue sets etc...). Cooking in the room is not only dangerous, but leaves unpleasant odours in the room and throughout the property. Please be considerate of our property and other guests.

Q:  Is parking available?

A:   Yes, each suite has a designated parking spot.

 

Q:  Can an extra bed be added to the suites?

A:   Yes, our suites can accommodate a 3rd guest for an additional $75 CAD per night. Please view room descriptions for further details on bed size available.

 

Q:  What if I cannot climb stairs?

A:   We have 2 large suites located on the ground floor for your convenience.

 

Q:   Am I able to adjust the temperature of my suite?

A:   Each suite is equipped with individual temperature control for your comfort.

 

Q:  I have an electric car.  Do you have offer charging stations?

A:   We offer Tesla charger for your convenience.

Q:  What if I leave behind personal items at Greenview Manor?

A:   We would be happy to mail back your personal items via standard mail. The cost will be charged to your credit card on file.
